Dublin Marathon

After many months of training Mark Parker, and running companions James Witcher and Joe Byrne, flew over to Dublin, Ireland to take part in the 2018 marathon event.  With good weather and a fantastic atmosphere to help, all three runners ran the course in under 4 hours and remained injury free!  Mark, James and Joe made sure they celebrated their success with a few pints of Guinness and also raised £602.00  for the Dorset and Somerset Air Ambulance.

Mind Over Matter Festival – Proud Sponsors

Sunday 24th June saw Weymouth host the first ‘Mind Over Matter’ festival for the charity Mind.  The sun was shining, the atmosphere was fantastic and there was even an England football game on the big screen along with lots of excellent village trade stalls, football coaching, bar and fantastic local acts – including an unscheduled appearance from The Voice’s own  Lauren Bannon.  Organiser, Brett Dunster was thrilled with the success and we truly hope he considers a further one for next year.  Well done Brett and your brilliant team of volunteers.

Parker Brothers Complete Epic Cycle Ride

During a cold December evening it was the end of season Horses (Bikes) and Hounds (Runners) race between two groups of middle aged men. The race of the year, the finale, the one we had all been waiting for, which unfortunately didn’t end as predicted. One of the cyclists suffered a massive heart attack and Cardiac Arrest.

Dave Parker was kept alive by CPR until paramedics arrived. They attached him to a defibrillator and shocked him back into rhythm. After being brought back to life the Air Ambulance was despatched to the scene to take him to hospital in Bournemouth.

Without the support of friends, paramedics and the valuable crew of the Dorset and Somerset Air Ambulance, Dave Parker would not be with us today.

The group from that night and with friends have complete the sponsored Cycle from the point of injury to the home of the Air Ambulance and back, 58 miles in total. The event took place on the weekend of the 12-13 May 2018. We were delighted to be able to sponsor the event and help reach the teams target of £2500.

This story has a great ending as Dave is well on the road to recovery and rode the full journey – even it is was on a tandem!

DORCHESTER MAGPIES under 13’s  just missed out to Gillingham Youth FC in the Dorset League Cup final yesterday (7/5/17) . A physical and demanding game, with very little to choose between the teams.  Gillingham ran out winners 3-0, but the Magpies gave an excellent account of themselves, especially as this is their fist time in League 1.

It has been another successful season for the team making the Cup final and finishing fourth in Division 1. Well done lads and all the training staff.

Buy-to-Let – What Happens Next?

Scott Hendry, director at specialist finance provider Together, discusses what to expect from the buy-to-let sector after a challenging 2016.

It’s no secret that 2016 was the year the government began what some have described as a ‘crackdown’ on landlords and their profits. A raft of changes were announced and the first was implemented last April, with the increase in stamp duty on additional homes…

This three per cent increase was significant. Stamp duty on a £250,000 buy-to-let property rose from £2,500 to £10,000, whilst for a £400,000 property it more than doubled from £10,000 to £22,000.

The number of approved buy-to-let mortgages shot up by a staggering 226 per cent in March 2016, from 8,800 the previous year to 28,700, as landlords rushed to borrow before the rate increase.

2016 also saw a rise in the number of landlords acting as a limited company, with buy-to-let mortgage applications in the first half of 2016 increasing to 30 per cent of all buy-to-let completions, up 18 per cent on the same period in 2015.

INVESTOR REACTION

Although acting as a limited company doesn’t stop investors being subject to the increased stamp duty, it was a clear sign that savvy property professionals were adapting their approach to ensure they had the most effective tax position as they prepare for the next wave of changes due this year.

The reduction of mortgage tax relief for landlords will start on April 6th, restricting relief for finance costs on residential properties to the basic rate of income tax.

Currently, landlords are able to claim the top rate tax relief of up to 45 per cent on residential buy-to-let properties but this will soon be reduced to 20 per cent. The change will affect higher rate taxpayers who could see a significant drop in their profits.

It’s been calculated that a landlord paying the higher rate of tax, with a £150,000 buy-to-let mortgage on a £200,000 property, charging £800 a month, would see annual profit drop from £2160 to £960 a year. It will be reduced over a four-year period, so we aren’t likely to see a dramatic drop in buy-to-let investment in 2017, but over the coming years, many landlords may have to change their business models, and plans for growth, to cater for the increased tax bills.

Those operating as limited companies will avoid this change, although it’s not necessarily financially the best solution for everyone. Each portfolio is different and corporate entities are subject to a host of other charges including Corporation Tax. However, it’s an option for landlords to explore as they review their own tax position with their accountants.

STILL A GOOD BET?

Despite the tax changes and the uncertainty of Brexit, buy-to-let remained a resilient sector. Many investors, both seasoned and beginners, still see property as a valuable place for their savings whilst interest rates are at an historic low, and as long as we have a shortage of housing in the UK, property will remain in demand and therefore likely to continue to be a popular investment choice.

Following the EU referendum, the Band of England reduced Interest rates to 0.25 per cent in August 2016, having an immediate impact on those with ISAs and pensions. As a result, some began to view property as the better place to put their hard-earned savings, with the chief economist for the Bank of England describing property, somewhat controversially, as the ‘safer bet’.

With the world’s leading economist forecasting that interest rates will be held at 0.25 per cent throughout 2017, this could continue to have a positive effect on the buy-to-let market this year, despite the mortgage tax relief changes.

One of the final and unforeseen changes, late last year that could impact landlords was the banning of letting fees for tenants. Tenants have historically been charged various administration fees, including reference, credit and immigration checks, but these fees will now have to be either absorbed by the letting agents, or potentially could be passed on to landlords. Essentially, only time will tell if, and how, this will financially impact landlords, so it’s one to keep up with this year if you’re a buy-to-let investor.

At Together, we hit a record high for buy-to-let lending in June 2016, despite the challenges the market had faced, so it would appear that buy-to-let investors are, so far at least, taking the changes in their stride.

Buy-to-let was still an area for growth for us last year too, with multiple changes made to our lending criteria to ensure our offering addresses market needs.

We lowered our rates, increased our loan sizes and removed the maximum age limit, so that those looking to invest in property as part of their retirement plans weren’t restricted.

These changes to our buy-to-let offering stand us in good stead to 2017 and the sector remains a focus. Many investors pick up buy-to-let bargains at auction houses, and we’ve also expanded our auction team so that we can attend even more auctions in the year ahead and provide the funding needed.

In the afternoon Luke again took to the course in the “Porteous” competition which is a singles event in which only 16 competitors qualify for. Luke eventually beat off the competition via a tense playoff hole to take the title!

We are for anyone who has ever followed their gut, tried to defy gravity, chosen “dare” over “truth,” taken risks, sought thrills, or is generally awesome at life. Turns out, it’s all been training. We are Tough Mudder.”

Wish us luck!

Danny Cleaver – Nepal Expedition

Parkers were exceptionally proud to be able to sponsor local Weymouth school boy Danny Cleaver on his 3 week school expedition to Nepal.  The expedition gave Danny the opportunity to experience the culture and environment of a third world country whilst undertaking challenging trekking and vital community work.  Danny was lucky enough to be selected for one of the limited places on the expedition following a tough selection process and spent 18 months prior to the trip improving his fitness and stamina for the demands of the trip.  Danny took the time following his trip to thank Parkers for their contribution….

‘I had an amazing time in Nepal and experienced some unforgettable things. We spent a week trekking and a week in the village. The other week was spent travelling and spending a few nights in the cities. For 3 days we helped to dig the hole for the water tank to be put in. It will provide over 1000 people with clean drinking water. We also helped the villagers with everyday tasks and learnt about their culture. Without your help it would have been much harder for me to go on this trip, as I wouldn’t have been able to fund raise or earn anywhere near as much money as I did, so I am very grateful.’

Well done Danny.  What a life enriching achievement!

Guardian praise for Bridport

More and more people are flocking to the area to see what it has to offer and as a result our Bridport office has been inundated with enquiries from potential buyers. Bridport Christmas Hamper Winner

DAVID Lohfink from Bridport has scooped the Bridport Christmas Hamper.

His name was pulled out of our festive post box by Bridport Arts Centre’s marketing director Lisa Wilcock.

A total of 110 cards were returned to our Bridport office, which has resulted in Parkers making a £220 donation towards the Art Centre’s fundraising efforts to improve their toilet facilities.

A huge thank you goes out to everyone that took part.

Bun Run & Poundbury Christmas Hamper Winner

WE would like to say a big thank you to Wessex FM and the Dorset Cake Co for supplying us with some delicious cakes this morning (19th December, 2014).

Abi from ‘The Bun Run’ also pulled out the lucky winner of our Poundbury Christmas Hamper, which has gone to Nicollette Weaver from Dorchester – many congratulations!

A total of 77 draw cards were returned to our Poundbury office, which has resulted in Parkers making a £154 donation to the Multiple Sclerosis Society.

A big thank you goes out to everyone that took part and to Olives Et Al for supplying the hamper.

Stamp Duty Reform

WITH the recent reforms to Stamp Duty and the increasing number of buyers looking for properties in the area, the outlook for the local property market in 2015 could not be brighter.

The changes to Stamp Duty mean no tax will be paid on the first £125,000 of a sale, then 2% on the portion up to £250,000, 5% up to £925,000, and 10% up to £1.5m.

For example, a purchase of £265,000 now accrues £3,250 stamp duty whereas before it would have been £7,950 (3% of the total purchase price). This represents a saving of £4,700.

We are delighted at this change and feel that it will have a substantial impact on the saleability of properties, particularly those valued in the region of £250,000 to £400,000.

If you are thinking of selling in the next couple of months or are looking for a fresh approach and want to find out more about the changes to Stamp Duty please give us a call on 01305 340860 (Poundbury) or 01308 420111 (Bridport).

The above information is only a brief guide by Parkers. Please seek further advice for confirmation by visiting http://www.gov.uk/stamp-duty-land-tax-rates

WE enjoyed a fabulous night of festivities at the Bridport Christmas Cheer.

Our office at 15 South Street was open for the duration with our staff handing out chocolate coins and balloons to the children, and inviting the adults in to enjoy some light refreshments.

Staff member Adam Summers said: “It was fantastic and one of the best late night Christmas shopping events I have ever attended and been involved in.

“The atmosphere throughout the evening was fantastic and I would especially like to say a big thank you to Emma and Ella for all their hard work in decorating our office, organising the refreshments, and handing out the balloons and chocolate coins.

“I would also like to congratulate the organisers and everyone that took part for making it such a special event.”

On Court With Battens

SIX of our staff had a smashing time at the Battens Badminton Challenge held at Redlands.

All three of our teams reached the last eight of the doubles competition with Mark Parker and Luke Shaw making it to the semi-finals before crashing out to the eventual winners, Jon Kilby and Louise Tattershall from Spirare accountants on Poundbury.

One of our newest recruits, Anthony Calleja, who played alongside Michael Stone, said: “It was a great opportunity to meet other professionals in the area in a casual and fun environment.

“There was still a competitive edge to the evening and many congratulations to Spirare on their victory. A big thank you also goes to Battens Solicitors for arranging the event and the invitation.”

Like Anthony and Michael, Samantha Cook and Adam Summers also bowed out at the quarter-final stage.

Lets Get Quizzical

BRIAN Dunster and Les Hewitt were the star turns in our team at the Golden Seat Quiz at Bridport Arts Centre.

The duo carried the Parkers line-up to third place out of a dozen teams on another very enjoyable evening.

The music and sports rounds made up the majority of our team’s points while the ‘bog standard’ and picture rounds proved a little trickier. We did surprise ourselves in the literary addresses round though.

Brian said: “It was a great fundraiser for the arts centre and  I think we all surprised ourselves at just how well we did.”

The proceeds from the quiz have gone into the art centre’s fundraising pot to improve the venue’s toilet facilities.

We would all like to congratulate new arts centre director Laura Cockett and her team on organising such a fabulous night.

Safari Supper

OUR office in Poundbury recently hosted the first leg of a Safari Supper in aid of the Multiple Sclerosis Society.

The gastronomic supper around Poundbury was organised by Linda Kiss and included three courses in three venues with three separate hosts.

It certainly proved a very social and fun way to enjoy a meal and we were delighted to get involved. Many congratulations go to Linda for putting together such a fantastic event.

Successful launch

POTENTIAL buyers and local residents turned out in force for the official launch of the new ZeroC sales office at Parkers Property Consultants in Poundbury.

The successful evening presented people with the opportunity to talk ZeroC officials about their current and future developments over drinks and canapés.

Samantha Cook, the branch manager at Parkers in Poundbury, said: “We were delighted with the response we received at the official launch from both locals and buyers further afield.

“We have taken four reservations for the units at 3.01a, The North East Quadrant and have several more interested parties – selling so many off-plans is a real testament to the design and individual plots of these ZeroC homes.”

All the floorplans and specifications for ZeroC’s latest developments in Poundbury are available at the new sales office in Parkers, which is situated at 24 Peverell Avenue West, just off Queen Mother Square.

New Office Now Open

Bridport and the surrounding villages boast some of the most beautiful areas in Dorset and we are thrilled to have the opportunity to become a part of that. Bridport was always going to be the next step, its community ethos is a natural fit for the Parkers brand and we are very much looking forward to building relationships in the area and becoming part of the town.

Director Mark Parker comments: “Our reputation is our future and that is why those traditional core values of trust, honesty and integrity are so very important to us.  A large majority of our business comes from recommendations and that is why we are always striving to build on the high quality service we provide.”

Charity Run

Mark and Emma’s son Max, and daughter Ella, both ran in the Junior Bournemouth Marathon in October 2014. They ran the race with 4 fellow school friends and raised just under £1,000 for Macmillan Cancer Care. Parkers is extremely proud of them all.

Support For Weldmar

Parkers is delighted to report another successful completion of a property sale and proud to present Weldmar with a cheque for £200. Keen supporters of this very worthwhile and vital local charity, Parkers presented this cheque to Weldmar in honour of their monthly advert in the Weldmar magazine which offers to donate £200 for every completed instruction with production of the advert. Long may this charity continue its excellent work in our community.

Race Night

The Rotary Club of Dorchester and Poundbury organised a great race night at Dorchester Rugby Club which was well attended by many. Mark is please to report the evening raised a grand total of £1,200 for local charities.

Bath Half Complete

Challenge completed! The team at Parkers all completed this popular half marathon and soldiered on through the aches it caused afterwards to come to work the next day. Whilst they all enjoyed the experience I am not sure how keen any of them are to make it an annual event! We would like to thank everyone who sponsored us to run the race and can report we reached our target of raising £500 for Leukamia and Lymphoma Research.

On The Beach

Battens Beach Volleyball Tournament 2013.  A superb annual event that encourages us all here at Parkers to dust off our trainers and try our hand at a bit of volleyball.  One of thirty two teams that took place, we did not disgrace ourselves, reaching the quarter finals and eventually finishing third this year!  It must have been the superb weather conditions compared to the driving wind and rain we competed in last year! A fun time was had by all and a tremendous £1,000 was raised for the South West Dorset branch of the Multiple Sclerosis Society.

Dorset Food Fair

Held in Queen Mother Square on a glorious August weekend, this fair offered a plethora of attractions. A superb event, keenly supported by the local community and enjoyed by all who took part and attended. Parkers were very pleased to be involved, showing visitors to the event the residential properties offered for sale on Poundbury.

Golf Day Backing

The work undertaken by the Welmar Hospice Trust is highly valued within our community and is likely to touch the lives of someone we know at some stage of our lives. Parkers offers it’s support to this charity via a regular entry into their magazine, Caring for Dorset, and most recently, sponsorship of the Commercial Law Practice and Weldmar Golf Day.

On The Court

A keen netball player, Samantha is part of a successful local netball team sponsored by Parkers for the last three years. Having played regularly on the local netball circuit, the team enjoyed success in Division 2 last season, and after securing promotion, are currently enjoying success in Division 1. Well done ladies!

A Wonderful Charity

Parkers is extremely proud to have sponsored this wonderful charity established in memory of Royal Marine Commando Adam Robert Brown who was tragically killed in action whilst serving in Afganistan, he was just 25 years old.

One of Adam’s dreams was to own a beach hut at Mudeford near Christchurch, Dorset, where he spent many a childhood holiday. From the fundraising of this charity, this dream has now been realised and will be used by Marines families and friends in need of a quiet place to relax and reflect.

Mike Crankshaw and the family and friends of Adam work tirelessly to raise funds for the charity including the Devizes to Westminster Race sponsored by Parkers in 2013. This was a canoe marathon of 125 miles non stop paddling which Mike and Rob completed in 27 hours and 12 minutes!!! An amazing and fitting challenge for such a brave man. Should you wish further details about this wonderful cause you can visit www.adamshoofinghut.com
